{"id":11222,"date":"2021-05-18T16:21:45","date_gmt":"2021-05-18T20:21:45","guid":{"rendered":"https:\/\/lakelandgazette.info\/news\/?p=11222"},"modified":"2021-05-18T16:22:01","modified_gmt":"2021-05-18T20:22:01","slug":"winter-haven-intermodal-industrial-park-sold-to-a-phoenix-investor","status":"publish","type":"post","link":"https:\/\/lakelandgazette.info\/news\/2021\/05\/18\/winter-haven-intermodal-industrial-park-sold-to-a-phoenix-investor\/","title":{"rendered":"Winter Haven intermodal industrial park sold to a Phoenix investor"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">One of the most closely watched industrial properties in Florida has a new owner.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright size-large is-resized\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/lakelandgazette.info\/news\/wp-content\/uploads\/2021\/05\/intermodel.png?resize=393%2C310&#038;ssl=1\" alt=\"\" class=\"wp-image-11223\" width=\"393\" height=\"310\" srcset=\"https:\/\/i0.wp.com\/lakelandgazette.info\/news\/wp-content\/uploads\/2021\/05\/intermodel.png?w=547&amp;ssl=1 547w, https:\/\/i0.wp.com\/lakelandgazette.info\/news\/wp-content\/uploads\/2021\/05\/intermodel.png?resize=300%2C237&amp;ssl=1 300w\" sizes=\"auto, (max-width: 393px) 100vw, 393px\" \/><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">The 930-acre Central Florida Intermodal Logistics Center in Winter Haven has been sold to Phoenix-based Tratt Properties LLC.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The property, home to a 400,000-square-foot warehouse recently purchased by Coca-Cola Florida, offers rail access serviced by CSX Corp. and is entitled for up to 8 million square feet of development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The purchase price is between $15 million and $20 million, though Tratt Properties declined to give a specific figure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While the property has sat dormant for years, real estate experts and economic development officials believe the industrial market has caught up with the original vision for the park.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tratt has watched the Central Florida industrial market evolve in real-time: When he purchased an Amazon.com-occupied warehouse in Lakeland in 2016 for $88 million, the average big deal looking for industrial space in the Interstate 4 corridor was around 100,000 square feet; today, the average large deal is closer to 500,000 square feet.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>One of the most closely watched industrial properties in Florida has a new owner.
