For many Americans, the goal of home ownership is not just about owning a piece of property but it is about pursuing the goal of creating a space for their families to be able to live, work and grow under one roof. A place where there\u2019s always room for one more guest at family reunions or where the backyard can be turned into a space for outdoor movie nights or hosting that intimate wedding your adult kids now dream of having. Owning a home represents stability, security, and future possibilities.<\/p>\n\n\n\n

Small wonder that there are way more individuals wanting to buy homes than owners who are willing to sell them. The present market is struggling to meet the high demand for houses. Often multiple buyers get caught up in bidding wars for the same property which may force them to go over their personal budgets or end up with a house that doesn\u2019t quite fit their needs or vision. <\/p>\n\n\n\n

So in today’s segment, let\u2019s talk about why choosing to go with a brand new home build, while staying on budget, might be an exciting option for you!<\/p>\n\n\n\n

Most people are unaware that purchasing a new home build actually costs less than or is equal to the cost of an existing home. Companies like Lennar, Southland Homes, Highland Homes and Dr Horton (to name just a few right here in Lakeland) offer affordable down payments and cover closing costs while hiring the contractors and approved lenders, providing the labor and materials, securing permits for building and warranties for electricity and water and any upgrades the buyer might be interested in.<\/p>\n\n\n\n

Most of these companies often also \u201cbuy down\u201d interest rates which lowers the cost of monthly mortgage payments. In addition, homeowners’ insurance is always substantially less on new builds because they are well \u201cnew\u201d and there is none of the existing wear and tear of an existing home.<\/p>\n\n\n\n

There are even special incentives offered to VA\u2019s and first time home buyers which give them the option to purchase their own land site on which to build.<\/p>\n\n\n\n

On a side note; owning your own land is one of the few guaranteed investments that can yield both long term and short term benefits. Land retains its value over time as well as offering an area for recreation, storage, farming or renting opportunities.<\/p>\n\n\n\n

As the famous author Mark Twain once said \u201cBuy Land! They aren\u2019t making anymore of it” <\/p>\n\n\n\n

Here are some of the pros of choosing to build with a Home Builder:<\/p>\n\n\n\n

Affordability-New home builds often have lower interest rates on your monthly mortgage, lower down payments and absorbed closing costs. It would also qualify for cheaper insurance rates because it is damage free and more durable for a longer period of time than existing older homes, which saves the buyer thousands of dollars in the long term.<\/p>\n\n\n\n

Availability- Most of these companies are constantly and currently building beautiful move-in ready homes in choice areas in as many counties as possible. These readymade houses are usually referred to as \u201cspec\u201d homes (short for speculative house) and are usually available for sale as soon as they are complete. But there are also options for buyers out there who have that special piece of land in mind and would like to build on that plot that meets their particular needs.<\/p>\n\n\n\n

Energy Efficient- New construction homes are built with or offer upgrades that make them more energy efficient and a bit more environmentally conscious while at the same time, saving you money.<\/p>\n\n\n\n

Customization- You,the buyer, get to choose the layout of your new home! Whether that means creating that perfect living room with a traditional fireplace or designing a modern man cave for Dad to escape to, you will be in charge of choosing the unique style layout that will be perfect for your family\u2019s present and future needs.<\/p>\n\n\n\n
