The City of Lakeland Community Redevelopment Agency (CRA) sealed the long anticipated deal and closed on the project with Framework Group, LLC (Tampa, FL). Estimated at over $50 million dollars, the 305 unit apartment and townhome community will span 13.5 acres near the downtown Lakeland Police Station. Mirrorton with its urban neighborhood design and planning emphasize the street-level pedestrian experience. The building architecture combines traditional brick and stucco materials with a contemporary massing and aesthetic.<\/p>\n\n\n\n

City Manager Tony Delgado stated \u201cThis is a transformational project for our community and will be a cornerstone of the downtown catalyst plans developed by the Community & Economic Development Staff aimed at establishing a true residential lifestyle within the City\u2019s downtown core.\u201d Mirrorton will contain a welcomed mix of top-end finishes and unexpected appointments. From granite counters and wood floors, to high ceilings, and abundant natural light, Mirrorton will showcase a level of detail as thoughtful and refined as it is inviting. The clubhouse and amenities will offer a fitness center and coffee bar, spa with sauna and massage services, resident kitchen and pet spa. There will also be a conference room, computer room, game room and private party room, as well as a resort style pool and patio. Alis Drumgo, CRA Manager said, \u201cDowntown is already a great place to spend time but it is still brimming with development potential. A project of this magnitude will make the heart of the City that much more attractive for developers.\u201d He added, \u201cThe goal is a live, work and play atmosphere. Adding residential options to the existing stock will certainly improve our downtown economy.\u201d<\/p>\n\n\n\n

The CRA began assembling the land north of the Lakeland Police Station and south of the US 98 In-Town Bypass in 2004 in an effort to achieve multiple goals outlined in the Downtown Redevelopment Plan; removing blight and creating an opportunity for new residential living in downtown Lakeland that is within walking distance to most downtown destinations. \u201cThe redevelopment of this site has been a long time coming.  We are extremely grateful to the City Commissioners, CRA Advisory Board and City Manager for continuing to believe in the vision for downtown, even during some difficult economic times,\u201d said Community and Economic Development Director, Nicole Travis.  \u201cFramework Group has a proven record of developing and building market-leading housing in the most desirable Central Florida locations.  When fully built out, Mirrorton is projected to generate close to $600,000 in annual real estate tax revenue. This upscale residential development will augment both the appeal and value of the existing residential in downtown and will encourage additional investment in this great City.\u201d <\/p>\n\n\n\n
