Framework Group, LLC, who was awarded the development and\nacquisition of the North Lake Mirror site. But now may ask for more time to\npurchase 14.5 acres of city-owned land along Lake Mirror. The request is\nraising some concerns.<\/p>\n\n\n\n

Alis Drumgo, director of the Lakeland Community\nRedevelopment Agency, said the Framework Group may seek a 60-day extension to\nfinalize the $3.66 million sale of the future Mirrorton apartment complex site.<\/p>\n\n\n\n

\u201cIn our general conversations, we have laid the foundation\npotentially for us to need another 60 days to close it out,\u201d he said.\n\u201cHopefully, we will be able to present on that at the budget session next week\nand to finalize terms with the city attorney.\u201d<\/p>\n\n\n\n

Drumgo did not provide a specific reason to the CRA advisory\nboard July 11.<\/p>\n\n\n\n

It will be up to the CRA board members to decide whether or\nnot to give Framework Group the time requested.<\/p>\n\n\n\n

\u201cWe could say, \u2018Thanks, but no thanks. Close it or walk,\u2019\u201d\nCory Petcoff, a CRA board member and president of Lakeland-based Baron Realty,\nsaid.<\/p>\n\n\n\n

With 305 apartments and townhomes set on 14.5 acres,\nMirrorton is designed to be both nestled in and a seamless extension of its\nsurroundings. Its urban neighborhood design and planning emphasize the\nstreet-level pedestrian experience, and the building architecture combines\ntraditional brick and stucco materials with a contemporary massing and\naesthetic. Mirrorton also unveils a welcomed mix of top-end finishes and\nunexpected appointments. From granite counters and wood floors, to high\nceilings, abundant natural light and more, Mirrorton showcases a level of\ndetail as thoughtful and refined as it is inviting.

\nAlso, at another level are Mirrorton\u2019s master plan and amenities package. The\nlayout features open green space with live oaks, wide sidewalks, an adjacent\ndog park, and a grand lawn next to a clubhouse. But not just any clubhouse.\nBecause at more than 8,000 square feet, Club Mirrorton goes far beyond current\nperceptions when it comes to resident luxuries in Lakeland.

\nClub Mirrorton offers a fitness center and coffee bar, spa with sauna and\nmassage services, resident kitchen, pet spa and speakeasy. There\u2019s also a\nconference room, computer room, game room and private party room, as well as a\nresort style pool and patio. More than an amenity, Club Mirrorton is a destination\nunto itself.<\/p>\n\n\n\n

This is the second potential setback announced by the\nTampa-based developer. The land sale between Lakeland CRA and the Framework\nGroup was first tentatively slated for March. At that time, Drumgo said the\nMarch closing date had been delayed due to the federal government\u2019s 35-day\nshutdown earlier this year.<\/p>\n\n\n\n

The Framework Group seeks to fund construction of the\n305-unit multifamily housing project through the U.S. Department of Housing and\nUrban Development, whose operations were limited by the shutdown.<\/p>\n\n\n\n

When Lakeland commissioners were asked to approve a lower\nsale price for the 14.5-acre parcel in April, Mayor Bill Mutz questioned Drumgo\non the developer\u2019s commitment.<\/p>\n\n\n\n

\u201cWe don\u2019t sense any reluctance on their part,\u201d Mutz said in\nApril.<\/p>\n\n\n\n

Under the original contract with the city, the developer was\nto close on the sale by the end of May. There were four, 30-day automatic\nextensions built into the agreement to account for possible issues and\nsetbacks. The last extension expires Sept. 21.<\/p>\n\n\n\n

\u201cIt will be our decision to make once they tell us why they\nneed the extension, what they plan on doing with the time, and how much they\nare going to fix,\u201d Petcoff said.<\/p>\n\n\n\n
