The Polk County Planning Commission approved the construction of 68 single-family lots on about 20 acres north of Lakeland.
The vote was unanimous with the exception of Robert Beltran, who had stepped out of the meeting at the time the vote was taken.
The project will generate a density of 3.47 dwelling units per acre, with 26.9% of the development being set aside for open space.
According to county documents, the proposed development will be located “east of Park Byrd Road, west of Chase Road, north of Duff Road, south of Banana Road, north of the City of Lakeland.”
The property in question sits on two land use designations: Residential Low-1 and Residential Low-4. Under RL-1, the minimum lot size is 40,000 square feet and under RL-4, the minimum lot size is just 6,000 square feet. Under this approval, the minimum lot size for the entire development will be 6,000 square feet.
Additionally, side setbacks will be reduced from 10 feet to five feet. And the setback from the Park Byrd Road right-of-way was reduced from 35 feet to 20 feet. Access into the development will be off Park Byrd Road.
