Lakeland City Commission voted to approve redevelopment of the former Wedgewood golf course

The long-running debate over the redevelopment of the former Wedgewood golf course reached a major milestone today, May 18, 2026, as the Lakeland City Commission voted to approve a critical development agreement with SJD Development, LLC.

6-1 vote, Several residents, along with Commissioner Guy LaLonde Jr., argued the city should require a new traffic study before moving forward

The agreement solidifies the infrastructure commitments and funding mechanisms for the project, allowing it to move forward despite lingering anxiety from north Lakeland residents regarding traffic congestion on Carpenter’s Way.

The Compromise: Fewer Homes, Reconfigured Roads

The approval follows a series of major revisions designed to soften the project’s impact on local infrastructure. Compared to older iterations of the plan—which once proposed up to 1,400 homes—the final development agreement features a significantly reduced scale and an updated housing mix:

  • Total Units: Reduced from 973 to 825 units.
  • Housing Mix: The developer swapped out dense apartment blocks for more townhomes. Apartments dropped from 700 to 370 units, while townhomes increased from 212 to 394 units.
  • Traffic Reduction: According to Chuck Barmby, the city’s transportation and development review manager, this lower-density layout is projected to generate roughly 1,000 fewer daily trips and about 80 fewer evening peak-hour trips than previously approved iterations.

Infrastructure Gains for North Lakeland

City officials leveraged the agreement to secure long-sought pieces of a regional roadway network intended to relieve pressure on the highly congested Carpenter’s Way corridor. Under the deal, the developer must:

  • Donate 11 Acres of Land: This right-of-way is dedicated to the city for the future extension of Lakeland Park Center Drive just north of Interstate 4, creating a vital second access point.
  • Road Realignment: Realign Wedgewood Estates Boulevard to connect directly with Heatherpoint Drive, improving overall sightlines and intersection safety.
  • Financial Mitigation: Pre-pay $423,413 in traffic impact fees, which the city will use specifically to fund its proportionate share of the Wedgewood Estates Boulevard and Carpenter’s Way intersection improvements.

Ongoing Resident Skepticism

Despite the concessions, community pushback remains strong. Many nearby residents expressed deep-seated doubts during the process, arguing that north Lakeland’s current road infrastructure is already failing to support existing growth.

While the new road alignments pave the way for a future roundabout or traffic signal at Carpenter’s Way and Heatherpoint Drive, city staff clarified that the exact engineering and permitting decisions for a roundabout will be handled in a separate phase later on. For many neighbors, the core issue remains one of trust—whether the infrastructure improvements will actually materialize before the traffic gridlock worsens.

Next Steps

With the development agreement officially approved by the City Commission, the project moves immediately to its next regulatory hurdle: a Planning and Zoning Board hearing tomorrow, May 19, 2026, to finalize the Planned Unit Development (PUD) minor modifications to match this agreement.
