AdventHealth Expands Polk County Footprint with Major Medical Office Acquisition in Davenport

AdventHealth⁠ is expanding its Polk County real estate footprint.  

The 43,100-square-foot building is located in Davenport.

The Altamonte Springs-based health system has purchased a 43,100-square-foot medical office building in Davenport from Flagship Healthcare Properties⁠.

The Class A building at 410 Lionel Way includes clinical and outpatient space and is adjacent to AdventHealth Heart of Florida, a 202-bed acute-care hospital acquired by the system in 2019.

Flagship, a Charlotte, North Carolina-based outpatient healthcare real estate firm, acquired the property in 2021 for $10 million, Polk County property records show. AdventHealth had previously been the building’s anchor tenant. 

“This sale reflects the value we set out to create when we acquired 410 Lionel Way,” Flagship’s senior vice president of asset management, Ryan Dawson, said. “Davenport remains one of Central Florida’s fastest-growing communities, and the building’s location near U.S. 27 and the AdventHealth Heart of Florida campus makes it an outstanding fit for AdventHealth.”

AdventHealth has been actively expanding across the Tampa Bay and Central Florida regions through hospital expansions, new outpatient facilities and additional emergency care sites.

Earlier this year, the system announced the buildout of three new freestanding emergency departments in Polk and Pasco counties, including a facility in Auburndale.

In June, AdventHealth disclosed plans for a $214 million patient tower at AdventHealth Carrollwood, slated to open in 2029. It’s also building out additional space at its Riverview campus that will include new OB/GYN services.
