Plans have been filed for a new 158,000-square-foot Costco Wholesale warehouse in Davenport, positioning the retailer right in the middle of a rapidly expanding retail corridor along US Highway 27.
The site plan (submitted to Polk County on November 4, 2026) places the store on US 27 at Heller Brothers Boulevard (wrapped by Ernie Caldwell Boulevard). The development includes a members-only gas station and three outparcels.

This move puts Costco directly in the crosshairs of two major retail competitors building just down the road:
- Sam’s Club & Walmart Supercenter: Work is actively underway on a massive 56-acre retail complex just a short drive north at US 27 and Holly Hill Grove Road 2. That project brings Davenport’s first Walmart Supercenter alongside a 170,000+ sq. ft. Sam’s Club.
- Publix: The corridor has already seen a major presence from Florida’s dominant grocer, which anchored the nearby retail expansion.
Why the US 27 Stretch?
Until now, Polk County residents looking for a Costco had to make the trek to Clermont, Brandon, or South Orlando. With the explosion of residential development surrounding Davenport, Haines City, and the I-4 corridor, major big-box retailers are racing to capture market share in what has become one of the fastest-growing residential pockets in Central Florida.
The county is currently reviewing the plans for traffic, access points, and utility infrastructure before official construction timelines and opening dates are announced.
