Data from real estate analytics firm ATTOM confirms that the Lakeland-Winter Haven metropolitan area consistently ranks among the worst in the United States for foreclosure rates.

In ATTOM’s Mid-Year 2026 U.S. Foreclosure Market Report, Lakeland posted the highest foreclosure rate in the nation among larger metropolitan areas with populations exceeding 500,000. During the first half of 2026, 1 in every 421 housing units in the area received a foreclosure filing. This followed a trend where Lakeland also led or ranked near the top of national foreclosure rankings throughout 2024 and 2025.
Core Drivers of the Surge
Local real estate analysts, housing advocates, and economists point to a combination of post-pandemic market shifts and compounding carrying costs:
- Skyrocketing Homeowners Insurance Premiums: Insurance costs across Florida have surged dramatically in recent years. For many residents with fixed-rate mortgages, escrow adjustments for insurance and property taxes have added hundreds (and in some cases over $1,000) to monthly mortgage payments.
- Post-Pandemic Home Price Correction: During the post-2020 migration boom, Polk County saw rapid population growth and soaring home prices. As mortgage rates rose and residential construction expanded, home values began moderating. Homeowners who bought or refinanced near the peak are now facing diminished equity or negative equity (“underwater” mortgages).
- High Proportion of Financed Purchases: Unlike major metropolitan hubs that see high percentages of cash buyers, a vast majority of home buyers in the Polk County area rely on traditional mortgages. This leaves local homeowners far more sensitive to macroeconomic pressure, inflation, and rate changes.
- Resumption of Post-Pandemic Filings: Part of the national and statewide increase reflects a return to baseline foreclosure proceedings following years of pandemic-era moratoria and forbearance programs.

Florida as a whole posted the highest statewide foreclosure rate in the nation in mid-2026, with 1 in every 373 housing units receiving a filing. Metros along the Central Florida and Gulf Coast corridors—including Lakeland-Winter Haven, Punta Gorda, and Cape Coral—have been the most severely impacted.
